RAG was requested to provide investment sales expertise on this challenging asset. Instead, they stepped up to the plate and acquired the property and are redeveloping it.

The challenge:
The owner was "upside down" on its investment and the Lender needed the loan off their books. RAG stepped up to immediately purchase the property. The previous negative press related to the mall required RAG to strategically define the needs of the retailing community and redevelop the property to fit those needs.

The solution:
RAG is in the process of evaluating the highest and best development site plan that will maximize the asset's value. The plan includes reducing the Mall's inline space as well as demolishing one, and possibly 2 of the anchor spaces. In it's place, there will be new big-boxes, restaurants and other pad sites and other retail space on the outside of the mall which will allow better access and flow to the property and ultimately more retailing traffic to the mall.
