The challenge:
The owner/developer was in the completion stages of this Class A, AAA location, mixed-use development and needed immediate permanent financing to take out the existing construction loan. Rents at the property for both the office and retail were among the highest in the city at a time when office vacancy was at a nationwide all-time low. This proved difficult for a lender to underwrite.

The solution:
RAG was able to secure permanent financing is a two traunch funding. The initial funding enabled the owner to payoff the existing construction loan. The second phase funding occurred within 6-months and allowed the equity to be paid back plus begin Phase II of the development-a $15 million retail center.
