The challenge:
The property was leased to a call center with 10 years remaining on its lease. However, there was a 5-year early termination penalty clause which made the lease/property much more difficult to sell due to the tenant uncertainty.

The solution:
RAG weighed the risks of the tenant and the strength of the market and decided to purchase the property at a substantial discount. While the tenant continues to pay lease payments equating to a 16% yield, RAG is confident in it's related companies that will be able to backfill the tenant should an early termination occur. When re-tenanting of the property occurs, such long term lease will enable RAG to market the property to a 1031 buyer and sell the property for twice its purchase price.
